\u00cen data de 25.02.2026, a fost publicat\u0103 \u00een Monitorul Oficial nr. 146 OUG nr. 7\/2026, act normativ care intr\u0103 \u00een vigoare chiar de la data public\u0103rii \u0219i introduce o obliga\u021bie NOU\u0102, esen\u021bial\u0103, \u00een materia transferului dreptului de proprietate asupra imobilelor.<\/p>\n
\ud83d\udd0e Ce prevede noua reglementare:

\u26a0\ufe0f Sanc\u021biunea prev\u0103zut\u0103 de lege: NULITATEA ABSOLUT\u0102 a actului de transfer, \u00een lipsa prezent\u0103rii certificatului de atestare fiscal\u0103.<\/p>\n
\ud83d\udccc Ce \u00eenseamn\u0103 concret acest lucru:
\n\u2022 Obliga\u021bia nu mai revine exclusiv v\u00e2nz\u0103torului, ci \u0219i cump\u0103r\u0103torului
\n\u2022 Certificatul de atestare fiscal\u0103 devine o condi\u021bie obligatorie pentru validitatea actului
\n\u2022 Lipsa acestui document poate atrage nulitatea absolut\u0103 a contractului autentic.<\/p>\n
\ud83d\udccd Aceast\u0103 modificare are un impact major asupra practicii notariale, a tranzac\u021biilor imobiliare \u0219i a tuturor persoanelor fizice \u0219i juridice implicate \u00een astfel de opera\u021biuni.
